Higher initial expenses remain a hurdle, especially when sourcing recycled steel or high-performance glazing. Yet data from the U.S. Green Building Council indicates green-certified properties often command 7 to 20 percent higher resale values and cut annual operating costs by roughly 9 percent. Better ventilation and daylighting also translate into fewer sick days and improved focus for occupants.
Policy and material breakthroughs are accelerating the shift. The European Union’s Nearly Zero-Energy Buildings rules now set minimum performance standards across member states.
